Location
Villa Fauglia is located just outside the hilly countryside village of Fauglia in the province of Pisa. A territory rich in Etruscan remains, the countryside surrounding this villa has an ancient history of human settlement. In the middle ages it officially became a town when a castle was built and a residential area rose up around it. However, in 1431 the population rebelled against the Florentines-- and as a punishment, all fortified buildings were destroyed, including the tower! After that some of the Medici dukes built palazzos in town, some of which are still standing today. It is a very small town, but there are still some sights to see, including the Chiesa di San Lorenzo, the Chiesa di Santa Lucia, the Palazzo del Comune, and the theatre. The nearest grocery store, pharmacy, post office, and bank are also all in Fauglia. There is a large supermarket 5 km from the villa, as well as additional restaurants and pizzeria in the nearby villages of Vicarello, Crespina, Cenaia, and Lari. The property is within easy reach of the autostrada and enjoys convenient access to Pisa, Florence, Viareggio, and Lucca. Other day trips could include the Cinque Terre and Portofino.

Exterior Description
(18 hectares) The villa dates back to the end of the 1800s, while the farmhouse (occasionally occupied by the owners) dates back to the beginning of the 1800s. In 1970 the estate's private chapel, located near the farmhouse, was restored. In keeping with the tradition of a noble country home, the villa is decorated with antiques. The grounds include 800 olive trees (olive oil is available for purchase), nut trees, fruit trees, and truffles. The woods offer good opportunities for hiking. Outdoor amenities include a swimming pool (12m x 6m; 1?4m deep) and tennis court. On summer weekends, the villa's owners occasionally occupy the farmhouse and may share the swimming pool and tennis court. An English-speaking caretaker lives on the estate in a private residence with an independent gate. The villa is separated from both the farmhouse and the caretaker's residence by 100 m.

Interior Description
Ground Floor: The entrance leads into a large living room with French doors that open out onto the sprawling front lawn. There are two sitting rooms with comfortable couches. One has a TV and fireplace, while the other has a CD player and stereo. The dining room is furnished with a table for 10-12 people. A French door opens onto the back portico. The traditional country kitchen is fully equipped with a dishwasher, oven, and freezer. The kitchen also opens onto the portico, equipped for al fresco dining. There is one guest WC.
First floor: Upstairs you will find a central area branching off into four bedrooms, all equal in size and d?cor. To the right, the first bedroom contains a 160 cm queen-size bed with access to a terrace. Next to it the second bedroom has two twin beds, also with terrace access. The rooms share a bathroom with a sink, toilet, and bathtub with handheld showerhead. On the left side of the central room, the third room contains a 160 cm queen-size bed, while the fourth room has two twin beds. The third and fourth rooms share one bathroom with a sink, toilet, and tub with handheld showerhead.
