Location
This villa is located about 1 km away from the small, river-based town of Limite sull'Arno, where you can find shops, restaurants, a grocery store, banks, and more. Sights worth visiting in the immediate area include the Castello di Capraia and the church of San Jacopo (appointment only). Since boating is important to the history of this area, there are yearly competitions: the Palio di S. Lorenzo on the third Sunday in July and the Palio con la Montata on the third Sunday in September. On the second Sunday in September, there is a market/fair featuring handcrafts and agricultural products of the area. However there are also lots of opportunities for day trips as well, and if you don't want to drive you can always catch the train at Empoli, 5 km away. The most easily accessed places are Florence and Pisa, while other towns in the area include Lucca, Montecatini Terme, Pietrasanta, Forte dei Marmi, Certaldo, and San Gimignano.

Exterior Description
(5,000 m2) This enchanting 18th century villa was originally inhabited by nobility. It is set in a panoramic hilltop position and surrounded by a large private park as well as working vineyards and a wine production area. The gardens include a private swimming pool (7.5m x 15m, 2.4m deep) with sun lounges, a barbecue and dining area, a tennis court, and a private chapel. The villa has a view of the surrounding hills. The main entrance is via a road lined by a box hedge, cypresses, and olive trees.

Interior Description

Ground Floor: An entrance hall with a wardrobe and telephone leads into the 90 m2 living room, which is furnished with lots of seating, a satellite TV, and an old fireplace. This room has access to a large furnished terrace. There is also a dining room with seating for 11 and a billiards room. A kitchen with a fireplace is equipped with a gas cook top, electric oven, toaster, coffee maker, and a dishwasher. A guest WC on this floor is equipped with a sink and toilet.
First Floor: An internal staircase leads to the first floor, where there is a large terrace and six bedrooms. The first, second, and third bedrooms each have a 180 cm king-size bed and an en suite bathroom with a sink, toilet, and shower. The fourth and fifth bedrooms each have two single beds. The sixth bedroom has one single bed. There is also a bathroom with a sink, toilet, and shower.
