  • The main bathroom has been recently totally refitted and tiled with good quality white-ware and chrome fittings. The bath is specifically a shower-bath with flat-floor rounded shower end and glass shower panel. This room has a storage unit and there are also lots of hooks for hanging towels and clothes, a mirror and good lighting. The top-floor shower-room has an enclosed shower and a wash-basin with mirror over, plus storage shelves, hooks for towel and clothes hanging and a clothes/towel airer. The separate wc has a wash-hand basin and under basin storage shelves. Water pressure is good so both showers work well. Towels for indoor use are provided for every guest within the rental charge and are changed weekly.

  • The master bedroom is on the middle floor of the house, with full bathroom nearby. The three further bedrooms are on the top floor, with the shower room and separate wc nearby. Each bedroom has a dressing table and mirror, one or more chairs, a wardrobe or clothes-hanging unit with ample hangers. Some have additional storage. All beds have a bedside table and lamp and bedside rug. Each bedroom has opening windows and all have views over the garden, river and/or Nerac. All bedroom windows have either shutters or window-blinds. All beds have fitted sheets, non-allergenic pillows and duvets. Bedlinen is provided within the rental charge and is changed weekly.

Notes: The main lounge is spacious and has a TV, DVD, video player and music system as well as a full-size Bonzini table football table. There is a range of books, games and CDs. This room has French doors opening onto a lit terrace with dining table and chairs and built-in brick BBQ. Off the lounge is a bar area with large window overlooking the terrace and garden, a fridge, drinks storage, sink and dishwasher plus four bar stools. The fitted kitchen is very well-equipped & has a large fridge/freezer and casual dining area for 6. The separate dining room/sitting room has two tables seating 4 -10, 6 dining chairs and a sideboard plus a soft seating area with a sofa-bed, armchair, coffee table and lamps. The sun room is a great spot for relaxing with its panoramic window overlooking Nerac, armchairs and coffee tables. Children are welcome but ungated stairs and unfenced terraces make the property unsuitable for very young children, wheelchairs and those with restricted mobility

House Layout: The three-storey house is set on a hillside with access at each level. Top level: Three bedrooms - ceilings sloping into eaves. Two rooms with twin beds and one with a double bed. Shower room - with wash hand basin Separate toilet - with wash hand basin Middle level: Sun room - with panoramic views Kitchen - fully fitted kitchen containing oven, hob, microwave, dishwasher and washing machine. There is a breakfast bar seating 2 and dining area for 6. Dining room - seats 8 plus. Double bedroom Bathroom - newly-fitted with shower bath, washbasin and toilet Lower level: Lounge - with sofas and easy chairs, table football, TV with English and French channels, VCR, DVD and Hi-Fi. Bar with bar stools, fridge and sink Double doors from the lounge lead out to a decking terrace with brick barbecue and the gardens. Utility Room With washing machine, clothes-airer, wash basket & pegs. There is a washing line in the garden.

Outside: Double doors from the lounge lead out to a decking terrace with dining furniture for 8 and a brick barbeque and garden. The gardens can be accessed from every level of the house. They run down from road level to the riverside and are totally enclosed. There are 4 gates, 2 at road level (one for cars), one at the side and one at the bottom of the garden which opens onto the riverside path where restaurants are only a short stroll away. There are many areas in which to relax, eat or play and ample garden furniture. The gardens are south-facing and offer both sun and welcome shade under the many mature trees. Guests can pick cherries, figs and walnuts when ripe. There are lots of birds to be spotted as well as red squirrels. Just imagine throwing open the double doors from the lounge, pouring a chilled glass of wine or beer from the bar, then walking out onto the adjoining terrace ready to cook fresh local produce on the BBQ in the remains of the day's sunshine. C'est la vie!

The Pool area : The sunny, good-sized swimming pool is 10m x 5m, 1.5m deep, with Roman end steps. It has a motorized safety pool cover which means that the area is safe for children when its closed. There is also a solar heated pool shower for rinsing before and after swims and an automatic robot pool cleaner called Arthur who is strangely fascinating to watch when he's operating. The pool is close to both sunny and shady terraces, ideal for keeping an eye on the action in the pool or for lunch and a chilled glass of the local Buzet wine. There are 6 or more pool loungers with cushions around the pool and a bistro table and chairs on the terrace. The pool and terraces can be illuminated for nigh-time eating and bathing.
