1. Your Booking.
You can book [reserve] the properties and take up the advertised offers if the applicable property is still available at the time the booking is made. The party leader must be at least 21 years of age and booking [the reservation] is made as a consumer and agree that no liability can be accepted by the owner or its agents for any expenses, costs, losses or other sums of any description which relate to any business or commercial activity, howsoever suffered or incurred by you. When the owner or its agents issue a written confirmation to you, this signifies that the owner has entered into a contract with you, which is subject to these conditions. The Owner or its agents has the right to refuse any booking prior to the issue of your written confirmation. When you receive your confirmation, the details must be carefully checked. If anything is incorrect you should inform the owner or its agents immediately.
2. Paying for your property.
When you book your property -
you will be required to pay the amount due by or credit card or check card using our online reservation system. Your reservation is then confirmed in real time Whilst you will be invoiced for 100% of your rental amount online, your credit card will only be charged 50% of the rental amount plus taxes as a deposit and the balance of 50% of the rental amount plus taxes will automatically be debited to the same credit card 6 weeks prior to the commencement of your holiday.
3. Cancellation or changes to your booking by the owner or its agents.
Neither the owner nor its agents expect to make any changes to your booking [reservation] , but occasionally problems occur and bookings [reservations] have to be changed or cancelled. If this does happen, the owner or its agents will contact the party leader by telephone, e-mail or letter to advise of any such changes or cancellation. In the event of cancellation, you can only receive a full refund if we can sell the booking to other guests.

For the more active and adventurous visitors to the region, there are numerous summer adventure activities such as canoeing, kayak, sailing, wind surfing, hiking around the 25 State Parks to take in the Natural beauty, swimming or why not take a cruise on Seneca Lake or Cayuga Lake?
For a change of pace, why not take a day out to visit Niagara Falls, which is only a short 1-½ hour drive away. So little time yet so much to do and that’s’ just in the spring and summer! During the fall and through the winter the experience continues with the spectacular scenery of changing colours of Autumn leaves on the trees, the harvest of crops and grapes for wine production, Halloween and Pre Christmas shopping and when the snow finally arrives, Skiing, tobogganing, sleigh rides or snow mobiles. And all of this, just a taste of the Finger Lakes Experience. Just 4-½ hours North West from New York City and 1-½ hours South East from Buffalo on the US-Canadian border by road, you will discover the idyllic Finger Lakes Region.
Golf: There are also several first class golf courses nearby including the Seneca Lake Country Club where you can also hire golfing equipment. If you stay at Cobtree and are bringing your own golf clubs, we have arranged with the Geneva Country Club for you to use their otherwise private facilities on a pay as you go basis.
