Deposit will be applied to your final booking.
For cancellations 30 days or more prior to your scheduled arrival date, we will refund your reservation deposit, less a $50.00 cancellation fee.
Refunds will not be given for cancellations within 30 days of the scheduled arrival date. If we are able to rebook the cabin for all or part of your reserved dates, we will refund you the rental amount received from the replacement guests, minus a $50 administration fee . If we are unable to book the cabin during the time you reserved, then your total payment will be forfeited.
All 'no shows' forfeit the entire amount of the reservation. - We will charge the full amount of damage to the cabins, it's contents and property, to your credit card and charge accordingly. This also includes smoke odors & damages caused by pets.

Fly Fishing: The Tioga is an excellent brook trout stream with slow and fast moving sections plus beaver ponds. The Sturgeon is an excellent brown and brook trout stream. This 80 acre property is surrounded by state forest.
Sturgeon River: Paddle down the river in the provided canoe. Enjoy fishing your heart out! The Tioga River runs next to the cabin and the Sturgeon River is 1000 feet from the cabin door. There are marked trails throughout the property.
The cabin experience, deep in the woods: After carefully driving the 2 mile 2-track rocky road toward the cabin, you will find the cabin resting perched almost on top of the soothing Tioga Falls. If you are interested in staying at the cabin, you need to keep in mind that you are actually in the wilderness. Nature abounds, creatures great and small are part of your experience. Yes, there are bugs when you explore the woods. Please bring your insect repellent. Still, the fully screened in (floor included) porch protects you inside. The cabin is ideal for out-doorsy couples seeking romance and peace or for small families with beyond toddler-aged children who love to fish, with most of the creature comforts of home. It can be a challenge if any member of your group is afraid of the sounds, sites or smells of the wilderness. Plus, everyone in your group must be able to entertain themselves (fishing, reading, exploring nature, listening to the radio in order to enjoy the woodsy experience.
Other Activities: Hiking, museums, and soaking in the cool pools of the Tioga River and Falls.
