Royal View is a warm and wonderful family home located along the northern shore of Honeoye Lake,
featuring breathtaking views of the entire lake, and beautiful gardens. This home is located on a
lake-level lot, with a concrete breakwall and shallow water with a sandy bottom. You can take a
short stroll down the road, to Sandy Bottom Park, which offers numerous amenities, including a large
pavilion, picnic area, a sandy beach(with life guard), beach volleyball, with large, grassy,
play areas for the children, a great place to relax, watch the boats, or just take in the scenery
and breath the fresh air. There is an expansive, wooden decked nature trail that meanders through
Sandy Bottom Park, and leads you into the town of Honeoye right by the ice cream stand, and a short
walk to the grocery store, restaurants, and shops! This property is convenient to all
the town amenities, yet situated in in a very quiet area, with rarely any vehicular traffic.

- All beds have new pillows, new mattress pads, new comforters, bed skirts, and spare blankets. All bedrooms have two large windows. The two front bedrooms of the home have beautiful views of the entire lake, with the other bedrooms having partial views. All bedrooms are bright and have newer double thermo-pane crank-out windows with mini blinds. The mattresses are either brand new or newer and are replaced on a regular basis to maximize our guest's comfort.

There is a full marina within two miles of the property for all of your water recreational and fishing needs. The town is a short stroll away. There is a public beach with lifeguards and a large park and pavilion within two minutes of the property. The area is very quiet and we cater to a family environment.
