During the summer or month-long rentals, rates do not include utilities, cable, garbage removal or garden care. For short-term rentals, utilities and all services are included. Professional cleaning is required at the end of every rental period and regularly during periods of more than 1 week. Security deposit is required, for winter rental first and last month's rent plus security, security to be returned no later than 4 weeks after departure.
Wireless and Internet included free of charge. - Cancellation policy: For rentals of 1 month or longer, payment may be made in 2 parts if booking is made at least 5 months prior to reservation period. For all other reservations, full payment is due upon signing of contract. If a booking is canceled, owner will make every effort to find alternative tenants and refund collected rent less 10% administrative costs. If no tenant can be found to fill exact dates, any monies paid in advance are forfeited.

- The master bathroom upstairs has a deep jetted full tub with glass panel and extra luxurious shower head. Brown tiles, yellow painted floor and the solid, spacious white sink all lend an air of country luxury. The downstairs bathroom is whimsically decorated with primitive folk-art paintings of animals from all over the world. The rectangular sink is set into a tiled base with plenty of room for cosmetics.

- The master bedroom upstairs has a bookshelf of great books, a large walk-in closet and flat-screen TV. The guest bedroom on the same floor has a single bed (twin), a comfortable chair, and a large closet. The downstairs bedroom has a bed, chest of drawers and chair and a lovely view over the garden, and is en-suite with its own bathroom. The attic has a pull-out sofa bed for 1 - 2 people and plenty of room for kids' sleeping mats on the floor! Each bedroom is beautifully painted in luscious, warm colors and decorated with the owner's personal collection of art by local artists and her own talented daughter. The wooden floors are also painted, giving the whole an attractive, warm look, with high quality bedding to match.

House and Garden Tour: Sag Harbor is known for its charming old houses, many of which have lovely hidden gardens. The Library organizes garden tours, free film showings for adults and reading programs for children. There is a children's playground at the elementary school a block away from my house, and baseball and tennis fields half a mile away at Mashashmuet Park. Bay Street Theater provides new and classic plays and cabaret performances. Guild Hall in East Hampton holds several art exhibits a year, and also boasts the famous John Drew Theater, where concerts, plays and other events are staged. Don't forget the two main events of the Hamptons: The Hamptons classic horse show - August. The Hamptons International film festival - October. In the winter, Sag Harbor is a quiet, cozy place, perfect if you're thinking of moving here, want to test the waters or need a quiet retreat or are sending your kids to local schools.
Water everywhere: Sag Harbor is located on a deep-water harbor where tiny sailing boats and huge yachts find their anchor. It's a delight to wander around the Harbor, especially for a delicious sea-food snack at the Dock House on Long Wharf. The Marine Park is a pleasant place to sit and watch the boats, and you can wander up to the American Legion restaurant for an excellent and affordable meal. Long Beach is the place to go with small kids for safe swimming and treasure-hunting among the pebbles. It's also great for wind-surfing, kayaking, and water-skiing. Further south are the ocean beaches, such as Sag Main Beach and Ocean Beach - miles and miles of soft sand, fantastic surfing, paddling, sand-castle-building and all the usual beach delights. You will need a special sticker for your car - available at the Village Office on Main Street - to park at the beaches. You need to get there early in the morning to find a space! On Noyac Road is Trout Pond - our favorite old-fashioned swimming hole.
Nature Walks: There are plenty of interesting walks in and around Sag Harbor and all over the East End for nature lovers. Join the Peconic Land Trust or other environmental groups on their week-end walks to learn about local plants and animals and environmental issues. Check the papers for listings.
Golf: Barcelona Point, just 3 miles from the village, is a wonderful, affordable golf course with lovely beaches and woodland walks nearby.
