Call for Christmas Rates and for Specials for Pre-Pays and for Extended Stays -
Cleaning is scheduled at the end of your stay for a charge of $225.00. Mid-week cleaning can be arranged if requested for an additional fee.
Full payment needs to be received 8 weeks prior to arrival.
Security deposit of $500 is required to reserve dates.
Cancellation Policy: If you cancel more than 30 days prior to your scheduled arrival date, you will be charged a fee equivalent to 1 nights lodging and any credit card processing fees. If you cancel 15 to 29 days prior to your scheduled arrival date, you will be charged the rate equivalent to 2 nights lodging and any credit card processing fees. No Refunds will be made on reservations canceled within 14 days before your scheduled arrival date during peak season (Dec-April)
Security Deposit Policy:
The Security Deposit will be refunded within 30 business days of check-out, after successful check-out inspection for property damage or loss.

The large lanai features a Viking BBQ, sink and teak cabinetry. It also has two large patio chairs and a table that sits six. More amenities include high speed Internet connection, cable TV and a VCR/DVD/CD/IPOD player. Just a few minute walk to the pool and beach will set you on your way to relaxing on a lounge or snorkeling in the bay. You can also enjoy a sunset cruise or a diving excursion that is available on the Anaeho’omalu Bay. The Beach Club has work-out equipment with a beautiful view of the bay. It also has a full kitchen, a lava rock hot tub, infinity edge pool and a children’s pool with a sandy bottom. The Beach Club also has a large BBQ area for your family to enjoy lunch or an afternoon snack.
Kolea is a new exclusive development located between the Marriott and Hilton in the Waikoloa Area of the Big Island. The “King’s Shopping Mall” is located directly across the street from Kolea. It includes upscale shopping and dining, including the famous “Roy’s” restaurant. Coming soon to the Waikoloa Area is the new “Queen’s Mall”. This will also have a large high-end market, an out-door concert area along with shopping and dining. Kolea will be your perfect vacation spot for years to come.
Kolea is located within minutes to the Anaeho'omalu Bay (A-Bay) and the only residential community in Waikoloa with direct beach access. 'A-Bay' is one of the most beautiful beaches along the Kohala coast. Through Ocean Sports located on the beach. there are numerous activities for your enjoyment. Scuba-diving, wind -surfing, kite -surfing, glass bottom boat, snorkeling and sunset cruises are all offered minutes from your villa. Kolea guests have complimentary use of lounge chairs and towels at the beach. Kolea is also within a convenient walk to upscale shops, entertainment and restaurants at the Kings Center and to the Hilton Hotel's amazing spa.
