  • Spring / Summer:Sunday to Sunday rental schedule. Check-in is 4:00pm. Check-out is 10:00am.
  • To secure the reservation: 1/2 (one-half) the rent is due within 7 (seven) days of the reservation date. When the owner receives the reservation funds, the reservation will be held until close of business on the Friday preceding 60 days before check in. Cancellation: After a reservation is made, the reservation funds are non-refundable. If the owner re-books the home then the reservation funds may be refunded.
    Final payment: The rental balance, including sales tax (12.5%), security deposit(s), cleaning fee, and remaining rent is due to the owner in full, no later than close of business on the Friday preceding 60 days before check in. For example: For a July 14th check in, the final rental balance is due to the owner no later than the close of business on May 14th. Time is of the essence. Cancellations can be hard to re-book at full price as the check in date approaches. Owner reserves the right to cancel reservations without a refund if full payment is not received on time.
  • How to compute rental cost: Add the Base rental rate (above) + $225 Cleaning & Linen Service + 12.5% tax.
    (2.2% Credit Card Processing Fee will apply. Avoid the 2.2% fee by submitting an e-Check payment for only $5 service charge).

    12.5 % Tax breakdown is:
    South Carolina: Sales 5.0%, Accommodations 2.0%
    Charleston County: Accommodations 2.0%, Local Option 1.0%, Education 1.0%, Transportation 0.5%
    Folly Beach Accomodations 1.0%
    Security Deposit Note: The deposit is fully refundable, but due to the administrative time involved to track and communicate security deposit deductions, secure replacement parts, drive to and from the hardware store, etc.,the charge to the security deposit for ANY repairs or additional cleaning required will be a MINIMUM of $100. This also applies to cigarette butts left around the outside of the home.

  • Three of the four main floor bedrooms have a 1/2 bath attached to the bedroom. The fourth bedroom shares the powder room with the great room. There are two dedicated rooms for bathing in the house. One is a tile shower with a hand shower and bench. The other is a tub/shower combination.

Both front bedrooms on the main level open to the covered porch/deck. Three of the four main level bedrooms have their own dedicated 1/2 bath (toilet and sink). The fourth bedroom on the main level accesses the powder room from a separate entrance.

Notes: Main floor: 4 queens; loft: 4 twins. Elevator, outdoor shower, covered porch and large sun deck with ocean view and hammock, direct access to ocean. Great parking! One of the FEW homes on Folly Beach with a drive way that connects the front and back entrances to the lot. You can pull under the home from the ocean side and drive out through the back of the property. Much easier for several cars to park, come and go without other guests having to move vehicles to allow people to leave. Note: the BBQ is fueled by a propane tank and if it empties during your stay, guests should exchange it for a full tank at the gas station on Center Street, Folly Beach. The cost is approximately $15.00.
